Nicola is the operational backbone of LiveHOU. Alongside her husband and co-founder James, she has been actively involved in building their real estate investment portfolio for over 16 years — from property acquisition and renovation decisions to tenant relations and day-to-day operations. Nicola holds a Master's degree in Education from Adelphi University, brings 4 years of hands-on Airbnb property management experience managing properties for her own portfolio and other owners, and has personally managed multiple properties within their family portfolio. As Managing Partner, Nicola oversees the daily operations of LiveHOU with a hands-on, tenant-first approach that keeps occupancy high and residents happy.

As founder of Fair Contractors, LLC — MBE and SBE certified — Eric is a custom homebuilder and general contractor with 40+ years of residential and commercial construction experience and over 1,000 completed projects across the greater Houston area. His custom homebuilding background means every LiveHOU property conversion is executed with a level of craftsmanship that goes well beyond standard renovation work. Beyond construction, Eric is an experienced real estate investor and property manager, and serves as a Managing Partner of our co-living operations.

With over 20 years of experience as a serial entrepreneur, 16 years as a real estate investor, a licensed realtor for 6 years, and 5 years in construction project management and estimating, James co-founded LiveHOU alongside Nicola to bring professional-grade co-living operations to the Houston market. As Founding Member, James focuses on strategy, growth, and new market expansion — while Nicola and Eric lead day-to-day operations.

Yes. Every room comes with a bed and a smart TV. Common areas are fully furnished as well.

Pets are not permitted at our properties per PadSplit community guidelines.
Guests are welcome during daytime hours. Overnight guests are not permitted per community rules.
Quiet hours are 11:00 PM to 9:00 AM daily. We ask all members to respect shared living spaces.
Smoking is not allowed inside any of our properties. This includes e-cigarettes and vaping.
